Viability Study

A detailed viability study is prepared on any property which is under consideration by Alchemi Group. This study is available to the Group's investors for their inspection. A property’s financials are always in flux. Alchemi Group constantly assesses and reassesses the value of a property as they work toward a final purchase deal. Alchemi’s Deal Sheet on any of the properties is shared with their investors so that they have a very current assessment of the value of their investments.

Property Investment Contracts

While every property brings with it unique investment opportunities, it also comes with its own set of investment issues. Alchemi Group directors work to identify and then resolve these issues with the help of experts in the appropriate fields. Alchemi Group co-ordinates the entire process of drawing up all the legal agreements necessary to protect all parties. These contracts cover issues regarding, but not limited to, conveyances, raising of capital, forward tax planning, and construction. Every investor in an Alchemi Group project comes away from the property purchase with a complete set of contracts including an initial set of drawings and plans.


 

Design and Build

Phase 1

During the initial phases of design and construction, Alchemi Group puts together a working project portfolio including ongoing project management and design specifications; timelines; work reviews; budget and cash flow analysis. 

Phase 2

The working portfolio is updated with a complete set of detailed plans which indicate, among other things, lighting, joinery, plumbing, structural calculations. Also included in this portfolio are all subcontractor invoices and/or estimates and suppliers invoices/estimates.

Refinancing and Equity Release

Project Evaluation

Upon completion of the project, an appropriate third party is called in to assess the property’s current market value. This assessment, along with the opinion of the lender’s valuer, is used to determine value for refinancing purposes. Often Alchemi Group is able to improve the investor’s ROI by returning equity after refinancing.

Profit Management

Alchemi Group continually monitors the real estate market and any given Alchemi project’s financial status relative to that market. This knowledge is vital to the investor to make profitable decisions as to whether to make even more from their original investment through building maintenance and upgrades; to take their return on investment and reinvest in another Alchemi property development project; or to cash out on their investment all together.
