City + Liberty
Situated on the corner of Horseferry Road and Marsham Street in Westminster, City + Liberty (previously called Great Minster North) housed 180,000 ft2 of office space including 17,000 ft2 of retail.
Alchemi Group purchased this office building on behalf of an investor in October 2013 for £97.5 million. After holding an architect's competition, Stiff + Trevillion one their second bid with Alchemi and within 14 months planning consent was granted to demolish the existing building and create a development consisting of 160 homes. Including; improved retail units along the ground floor, 97 parking spaces and amenities including a gym and swimming pool which opened onto a lush, usable residential garden designed in collaboration with Gross.Max. The development was shortlisted for the WAN Awards 2014, Residential (Future) category.
Due to its remarkable design work and comprehensive planning, the building was sold in August 2015 to the fund, Brockton Capital LLP, the corporate transaction equating to a sale value of £137 million, achieving a 33% leveraged IRR.
